Property tax in Denmark 2026: Everything you need to know

Property tax is an annual expense that all homeowners in Denmark must pay. But it can be difficult to understand what you are paying for and whether the amount is correct. Here is a clear overview.
The two parts of property tax
Your property tax consists of two parts:
1. Grundskyld (municipal land tax)
Grundskyld is calculated based on the land valuation — the value of the land itself without buildings. The rate is set by the municipality and typically varies between 1.6 and 3.4 per mille (0.16-0.34%).
Example: A plot valued at DKK 1,000,000 in a municipality with a grundskyld rate of 2.5 per mille pays DKK 2,500/year in land tax.
2. Ejendomsværdiskat (state property value tax)
Ejendomsværdiskat is calculated based on the entire property valuation (land + buildings). The rate is:
- 0.51% on property value up to DKK 3,040,000
- 1.40% on property value above DKK 3,040,000

What determines your property valuation?
The property valuation depends on several factors:
- Location: Postal code and neighborhood have great significance
- Plot size: Larger plot = higher land valuation
- Property size: Number of m² and rooms
- Construction year and condition: Newer or renovated properties are valued higher
- Energy label: A good energy label can positively affect the valuation

Land tax across municipalities
The grundskyld rate varies significantly from municipality to municipality. The lowest rates are typically found in suburban municipalities, while the highest are in rural municipalities.

Can you reduce your property tax?
Appeal the valuation
If you believe your property valuation is too high, you can appeal to Vurderingsstyrelsen. This requires documentation that comparable properties in the area are valued lower.
Energy improvements

Tax rebate for pensioners
Pensioners can apply for deferral of grundskyld, so it is only paid when the property is sold.
Tax deductions for craftsman work
You can get tax deductions (service deduction) for labor costs for certain maintenance and repair tasks at home. The deduction only covers labor, not materials.
Typical tasks that qualify for deduction:
- Painting indoors and outdoors
- Plumbing repairs and maintenance
- Electrical work
- Cleaning and garden work
